Why a mortgage broker?

More options.
One clear strategy.

A mortgage broker helps you compare lenders, loan structures, and guidelines through one trusted point of contact.

01

We compare the market

Instead of being limited to one bank’s products, we can review options from a broad network of lenders and identify strong fits for your goals.

02

A broader range of options

Different lenders may offer different programs, pricing, and ways to structure the same loan. We compare the meaningful tradeoffs side by side.

03

Guidelines that fit the borrower

Straightforward or complicated, the goal is to match your income, credit, property, and priorities with a lender whose guidelines make sense.

04

One point of contact

You work directly with me from the first conversation through closing—without having to chase multiple lenders on your own.

What to expect

A clear path from
conversation to closing.

No guessing about what comes next. I’ll explain the process, the numbers, and the decisions in front of you at every stage.

01

Start with a conversation

Tell me what you’re trying to accomplish, what feels comfortable monthly, and what questions are still getting in the way.

02

Complete a secure application

Share the details needed to understand your income, assets, credit, property, and overall financial picture.

03

Compare clear options

We’ll review the payment, cash to close, costs, and meaningful tradeoffs so you understand why a strategy may fit.

04

Move toward closing

I’ll stay involved, communicate with the people in your transaction, and help keep the loan moving from approval through closing.

Refinance with a purpose

Your mortgage should support
what comes next.

Refinancing is about more than chasing a lower rate. We’ll compare the cost, monthly impact, break-even point, and long-term tradeoffs before deciding whether a new loan makes sense.

Explore refinance options
01

Improve the payment

Explore whether a different rate, term, or loan structure could better fit your monthly goals.

02

Use your equity

Consider cash-out financing for home improvements, major expenses, or other planned needs.

03

Consolidate debt

Compare higher-interest monthly debts with a mortgage-based strategy—including the total cost and risks.

04

Remove mortgage insurance

See whether your equity and current loan structure create an opportunity to eliminate monthly mortgage insurance.

05

Refinance an investment

Evaluate rate-and-term, cash-out, conventional, or DSCR possibilities for a rental property.

Not sure which goal fits?

Let’s run the numbers before you decide.

Apply securely

Refinancing may increase the total finance charge over the life of the loan. Debt consolidation does not eliminate debt and may convert unsecured debt into debt secured by your home.

Good questions. Clear answers.

Before we
talk.

These are good starting points. Your income, property, credit, loan program, and goals determine the final answer for your situation.

Does starting an application affect my credit?

Completing an application does not automatically mean a hard credit inquiry. A credit review may be needed to evaluate your options, and I’ll explain the type of inquiry and obtain your authorization before it is completed.

How much money should I prepare for closing?

It depends on the home price, down payment, loan program, taxes, insurance, lender costs, and any seller or lender credits. I’ll show you an estimated cash-to-close figure and explain what can still change.

Can you work with my real estate agent?

Yes. With your permission, I can coordinate with your agent and other parties so the financing timeline and home search stay aligned.

What does “clear to close” mean?

It generally means the lender’s required underwriting conditions have been satisfied and the loan can move toward final closing steps. Final documents, timing, and funding requirements may still apply.

Do you work with self-employed borrowers?

Yes. Self-employed financing may use tax returns, business financials, bank statements, or other documentation depending on the loan program and your situation.

Can I use a VA loan if some entitlement is already in use?

Possibly. Remaining entitlement, the county loan limit, current VA loan status, purchase price, and lender review all matter. The calculator above is a useful estimate, and I can review the full scenario with you.
